Licences and regulation in Barcelona
Short stays in Barcelona require a tourist-use licence (HUTB) and, since 1 July 2025, the national registration number (NRUA) displayed on every listing. The tourist tax for apartments in 2026 is €9.50 per person per night. Barcelona’s City Council has announced it will not renew tourist licences when they expire on 24 November 2028 (the measure is being challenged by the sector). How much does Airbnb management cost in Barcelona with TuryHost?
Full-service management costs 18% of booking revenue. An online-only plan costs 10% for owners who handle keys and cleaning themselves. Cleaning is paid by guests through the cleaning fee.
Do I need a licence to rent my Barcelona apartment on Airbnb?
Yes. Short stays in Barcelona require a tourist-use licence (HUTB number) and, since 1 July 2025, Spain’s national short-term rental registration number (NRUA) shown on every listing. Barcelona is not issuing new licences, and the City Council has announced it will not renew existing ones when they expire on 24 November 2028.
